Healthy homes are important

Why is Healthy Homes Compliance important?

About 1 in 3 households rent the property in New Zealand and Fernhill, and research shows us that these rental homes are more likely to be colder, older, have less efficient heating, and generally tend to be of poorer quality than homes that are owned by the owner.

The damp, cold and mouldy houses can have negative health results, specifically for illnesses such as colds and influenza, asthma, and cardiovascular issues. Furthermore, people who reported at least four major house quality problems often experience low life satisfaction and reduced mental health.

The improvement in the quality of Fernhill rental property can allow tenants to experience better mental and physical health, and lessen the interruption to learning, work and living because of health issues. Your investment is also better protected from mildew, mould and damp-related damage, which results in less maintenance costs in the long run.

The Healthy Homes Standards are a list of the specific and minimum standards for Heating, Insulation Ventilation, Moisture Ingress and Drainage, and Draught-stopping on Fernhill rental properties.

Unreasonable Gaps & Holes

Draught Stopping Fernhill

Draughts increase the likelihood of less temperature in households. A draughty home costs more to heat, resulting in wasted money and energy.

If a draught is felt from unreasonable gaps or holes or holes, it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating out of a hole or gap that is, it’s likely to be a gap or hole that needs sealing in the way you can. Cracks or gaps with large gaps must be fixed permanently. The gaps that exceed 3mm that allow air in or out from the home need to be sealed. For example, if the open fireplace isn’t being used, it could cause draughts, and should be shut off. Landlords and property managers are accountable for making sure that such draughts are squelched as far as possible.

You don’t require to block up intentional holes or gaps in the building. For instance, small gaps around doors and windows may be required to allow for movement within the building as the home warms and cools so that they can still be shut and opened, rather than securing. We will inspect all windows and doors in the Healthy Homes assessment of your rental property.

Heating Fernhill

Rental properties in Fernhill should have a permanent source of heating that can warm the main or largest living space to at least 18degC, even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs to remain fixed (i.e., not portable) that is, at least 1.5 kW in heating capacity, and it must have the minimum requirement for heat capacity for the main living space. The Heating Assessment Tool can be used to determine if the current fixed heater(s) are sufficient or if you’ll need to top up by adding a second heater. Fires that are open and unflued heaters such as mobile LPG bottle heaters aren’t considered to be safe heating options for the Healthy Homes Standard.

If the heating system you offer is electric heating (or heat pump), it needs to be equipped with a thermostat. This makes your heating more consistent and efficient. For most properties, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters will be required. However, in certain instances like small apartment buildings the smaller fixed electric heater could be enough.

If the living area is already equipped with a fixed heating source, such as the heat pump, it might need an upgrade to make sure it meets the requirements. Certain kinds of heaters cannot be used to meet the quality since they’re either costly, not cost-effective to run, and/or unhealthy to run.

Ventilation Fernhill

Every living space of the rental property should have at least one opening window or exterior door to provide natural ventilation. Furthermore, moist areas like kitchens and bathrooms should be equipped with an externally vented extractor to get rid of moisture.

A ventilation quality is all about acknowledging the fact that the dry atmosphere is much easier to heat and an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable spaces. Connecting spaces like the hallways are not liveable and do not need an opening door or window.

Each window, door , or the skylight requirements to have the ability to open up to the outside, but remain at an open angle, allowing ventilation and fresh air air flow.

Bathrooms, kitchens, and every other room of your home that has shower, bath cooker or any other water-generating appliance will require proper extractor fan systems that can be vented out to the outside. This Healthy Homes Assessment service will verify that there is enough ventilation in each livable space with the right extractor fan in areas with high moisture.

Insulation Fernhill

Ceiling and underfloor insulation is mandatory in all rental homes from 1 July 2019. Property managers and landlords must ensure that the insulation is up to current quality. In some instances, old ceiling insulation as well as insulation within the subfloor space might require to be filled with or replaced.

A well-insulated house will reduce the risk of condensation and reduce the chances of mould and dampness, and will also make an easier task to allow the house to hold heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance and is a measure of how well the insulation resists heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Fernhill Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building; you have to make sure there is somewhere for rain, surface as well as groundwater to move and to prevent it from getting inside. When it is damp and moisture, it’s frequently what you don’t see that could be a huge problem and cause damage to your investment as well as affecting your tenant’s health.

Rental properties require to be equipped with effective drainage to remove storm water, surface water, and groundwater, with an appropriate outfall or runoff. Making sure the water is able to go, and it doesn’t sit beneath structures is a crucial aspect of keeping your property dry.

Alongside the drainage system that will prevent moisture ingress, if your rental has an enclosed gap between your floor and the surface, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

Ground moisture barriers are generally a polythene sheet laid over the ground to stop any moisture in the ground from rising into the home. It also helps prevent from causing damage to the flooring insulation.
