If a draught can be perceived as a result of gaps or holes that it requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air getting in, or see a clear draught out of a hole or gap and you are able to feel it, it is likely a crack or hole that needs sealing in some way. Cracks and gaps that are large should be fixed permanently. Any gaps greater than 3mm that allow air in or out within the home need to be sealed. For instance, if an open fireplace is not in use, it can create draughts. This should be shut off. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed as far as imaginable.

There is no require to block up intentional holes or gaps that are part of the building. For instance, small gaps around windows and doors could be required to allow for the movement of the structure as the home gets warmer and cooler, in order to let them be closed and opened instead of than being stuck. Heating Parkvale

Parkvale rental properties must have a fixed source of heating which can warm the largest or main living area to at minimum 18degC even on the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat requirements to remain fixed (i.e. not portable) and at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required to heat the living space in general. The Heating Assessment Tool can be used to check if the installed heater(s) are sufficient or if you’ll require to top up with an additional heater. Fires that are open and unflued heaters, such as portable LPG bottle heaters are not considered to be acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump it should be equipped with the thermostat. This will help make your heating more consistent and efficient. For most properties, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters will be required. In certain situations, such as small apartments an electric, fixed heater could be enough.

If the main living room already has a central heating source, like heat pumps, it might just require an upgrade to be able to meet the standards. Some types of heaters can’t be used to comply with the quality because they’re not efficient, cost prohibitive to operate and/or unhealthy to run.

Ventilation Parkvale

Each living space within a rental property has to have at least one openable door or window to provide natural ventilation. In addition, humid areas such as kitchens or bathrooms must have a suitable externally vented extractor fan to take moisture away.

The ventilation quality is all about acknowledging that the dry atmosphere is more easy to heat and a well ventilated rental property is less likely to develop mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces like the hallway aren’t liveable , and thus are not need an opening window or door.

Each door, window or Skylight requirements to have the ability of opening to the outside, but remain at an open angle in order to allow for fresh air circulation and ventilation.

Bathrooms, kitchens, as well as any other space in your home with shower, bath and cooktop or another moisture generating item will need proper extractor fan systems that are vented to the outdoors. This Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Parkvale

The insulation of the ceiling and underfloor is a requirement to all rental houses since 1 July 2019. Property managers and landlords have to ensure that the insulation is up to this new standard. In some instances, current ceiling insulation, or the insulation of the subfloor space may need to be replaced or replaced.

A house that is well-insulated will reduce the risk of condensation and lower the chance of mould and damp, and it will make more easy to allow the household to retain heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" refers to thermal resistance, and is a measure of how well the insulation resists heat flow. The more high the R-value, more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Parkvale Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the inside of the building it’s also about the outside. You must ensure there is somewhere for surface and underground water to flow, and prevent it from getting inside. When it is damp and moisture, it is usually not apparent that it could become a major issue and end up causing damage to your investment as well as harming the tenant’s health.

Properties that are rented must have efficient drainage for the removal of the stormwater and surface waters and ground water, including the proper outfall or runoff. Making sure that water has a proper place to go and that it doesn’t get sucked into structures is an crucial aspect of keeping your property dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental is enclosed between the floor and the ground, a ground moisture barrier must be installed if it is reasonably practicable to install it.

The ground-moisture barrier usually made of polythene and is laid on top of the ground to stop any moisture present in the ground from entering the home. It also helps in preventing moisture damage to the underfloor insulation.
