Heating Te Hauke

Rental properties in Te Hauke need to have a stable heating source that can heat the principal or the biggest living space to a minimum of 18degC, even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat needs to remain fixed (i.e. not portable), at least 1.5 kW in heating capacity, and meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool could be used to determine if your current fixed heater(s) are adequate or whether you will require to "top-up" with an additional heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters are not considered to be acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it must include an thermostat. This makes the heating more uniform and effective. In most homes, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are required. If the main living room is already equipped with a fixed heating source, such as the heat pump, it may need a top up to meet the standards. Certain kinds of heaters cannot be used to achieve the quality because they’re inefficient, unaffordable to operate and/or unsafe to run.

Te Hauke Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the interior of the building it’s also about the outside. When it concerns damp and moisture it’s usually those concerns that you aren’t aware of that could become a major issue and cause the property to suffer and affecting the tenant’s well-being.

Rental properties need to have efficient drainage to eliminate the stormwater and surface waters and groundwater, with an appropriate runoff or outfall. Making sure that the water has a proper place to go, and it can’t linger underneath the structures is an important aspect of making sure your property is dry.

In addition to an irrigation system to stop the ingress of moisture, if your rental has an enclosed gap between floorboards and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground to prevent any moisture present in the ground from rising into the property. It also helps to prevent moisture damage to the underfloor insulation.
