Unreasonable Gaps & Holes

Draught Stopping Waipatu

Draughts can lead to less temperature in households. A cold house is more expensive to heat, which means wasting energy and incurring higher costs.

If a draught is perceived as a result of gaps or holes or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or an unobstructed draught coming from a hole or gap or crack, then it is likely to be a gap or hole that requirements sealing in the way you can. Cracks and gaps that are large should be stopped permanently. Gaps greater than 3mm that allow air to enter or exit of your house need to be sealed. For example, if an open fireplace is not in use, it can create draughts. This should be blocked off. Property managers and landlords are responsible for making sure that such draughts are squelched in the maximum extent possible.

You don’t require to block off gaps or holes in the building. For instance, small gaps around doors and windows may be required to allow for movement within the structure as the household warms and cools in order to let them be closed and opened rather instead of being stuck. We will inspect the windows and doors in the Healthy Homes assessment of your rental property.

Heating Waipatu

Waipatu rental properties need to have a stable heating source that can heat the living area to at minimum 18degC even on the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The heating source requirements that it be permanently fixed (i.e. not portable) with at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to determine if the current installed heater(s) are adequate or whether you will need to ‘top up’ with an additional heater. Unflued combustion and open fire heaters, such as portable LPG bottle heaters aren’t considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, it must have the thermostat. This makes the heating more uniform and efficient. In most homes, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in certain instances like small apartments small apartments, a smaller electric fixed heater could be enough.

If the living area already has a permanent heating source, such as an air conditioner, it could require a top up to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the standard since they’re either costly, not affordable to run, or are unsafe to operate.

Every living space in a rental property must have at least one opening door or window to provide natural airflow. In addition, high moisture areas like kitchens and bathrooms should have an externally vented extractor fan that can take moisture away.

This ventilation quality is all about acknowledging it is that dry air will be easier to heat and that an apartment that is well-ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallway are not considered liveable , and thus do not need an opening door or window.

Each window, door , or skylight requirements for them to be in a position open to the outside, and stay closed, allowing the circulation of fresh air and ventilation.

We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in areas with high moisture.

Underfloor and ceiling insulation has been compulsory on all rental homes since 1 July 2019. Property managers and landlords should ensure the insulation meets current quality. In some cases, an existing insulation on the ceiling or in the sub floor space might need to be added or replaced.

Waipatu Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building it’s also about the outside. You must make sure there is somewhere to allow surface, rain or ground water, and also stop it from getting inside. When it is damp and moisture, it is usually what you don’t see that can become a big problem that can cause the property to suffer and affecting your tenant’s well-being.

Rental properties should have effective drainage to eliminate rainwater, storm water, and ground water, including the proper outfall or runoff. Making sure that water is able to go and that it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to avoid moisture ingress, if your rental has an enclosed gap between floorboards and ground, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

An underground moisture barrier typically made of polythene and is laid on top of the ground to stop any moisture in the ground from accumulating into the home. It also helps to prevent any damage to your underfloor insulation.
